Gramercy Group Breaks Ground on Albany’s Historic Central Warehouse Demolition

Gramercy Group is proud to announce the official opening of access to one of the most significant demolition projects in New York State. Working in partnership with LiRo-Hill and selected by the Advance Albany County Alliance, our team has begun preparations for the demolition of the long-abandoned Central Warehouse at 143 Montgomery Street in Albany, NY. This marks the beginning of a project that will transform a landmark structure while prioritizing safety, environmental responsibility, and engineering excellence.

For decades, the Central Warehouse has dominated Albany's skyline. Now, after years of deterioration and public concern, the building is entering its final chapter as Gramercy Group leads one of the region's most challenging demolition efforts.

🏗️ The Central Warehouse demolition represents one of the most technically demanding and carefully coordinated projects currently underway in New York State.

An Albany Landmark with a Long History

Constructed in 1927 for the New York Central Railroad, the 11-story Central Warehouse was once considered an engineering marvel. Designed as an electrically operated cold-storage facility, the massive 495,000-square-foot building played a critical role in Albany's food distribution network for decades.

As transportation methods evolved and rail freight declined, the warehouse gradually became obsolete. By the early 1990s, it had been abandoned, and after a devastating fire in 2010, the structure rapidly deteriorated. Years of neglect, failed redevelopment proposals, and continuous weather exposure transformed the once-proud building into one of Albany's most recognizable eyesores.

The building eventually became more than a visual concern. Falling masonry and structural instability posed significant safety risks, even forcing temporary disruptions to nearby rail service. These growing hazards made action unavoidable and reinforced the need for a carefully planned demolition strategy.

A Demolition Unlike Any Other

Demolishing the Central Warehouse requires far more than traditional demolition techniques. The structure was originally engineered with exceptionally thick reinforced concrete walls and heavy steel framing designed to support enormous loads while maintaining freezing temperatures inside the building.

Because the building contains significant amounts of hazardous asbestos, explosive demolition methods are not an option. Any implosion could release dangerous asbestos fibers into nearby neighborhoods and surrounding waterways, creating unacceptable environmental and public health risks.

Every phase of the project has been designed to protect workers, nearby residents, surrounding infrastructure, and the environment while safely dismantling one of Albany's most challenging structures.

Engineering Around Active Infrastructure

One of the project's greatest challenges is its location. Active Amtrak passenger rail lines operate immediately alongside the warehouse, requiring constant coordination between demolition crews, railroad personnel, and project managers to ensure uninterrupted operations and maximum safety.

Inside the building, a massive steel railroad spur extends directly into the second floor and must be carefully removed without impacting the active tracks below. Every cut, lift, and dismantling sequence requires meticulous planning and precise execution.

Asbestos Remediation Comes First

Before structural demolition can begin, extensive asbestos remediation is underway throughout the building. Rather than relying on explosives, specialized hydraulic equipment will systematically dismantle the warehouse from the top down, carefully removing concrete and steel while maintaining strict environmental controls.

This controlled process minimizes dust, prevents contamination, and ensures the structure is gradually reduced without placing nearby transportation infrastructure at risk.

Winter conditions in upstate New York add another level of complexity. Because asbestos removal relies heavily on water vapor for dust suppression, freezing temperatures create unique operational challenges that require careful scheduling and specialized planning throughout the remediation process.

Physical demolition is expected to continue into late 2026 and 2027, representing a long-term commitment to improving safety and creating new opportunities for redevelopment within the community.
